Achieving the perfect conservatory or orangery begins with having the best design, taking all the various factors and considerations into account. For this reason we provide a free design and quotation service. Our designer will discuss your project with you to understand what you would like to achieve. With this information, a provisional drawing will be prepared and sent to you. When you are happy with the design, we will prepare and send you a detailed quotation and specification.
During the time that your building is being manufactured at the Joinery, our experienced builders will complete any building or base work that is required ready for the installation. We are careful with our building work and complete it to a high standard. Traditional building methods are used normally utilising concrete foundations. We will match as near as practically possible any walling to your existing property unless required otherwise, the base and walls are both well insulated. After the installation of your building, the new internal walls will be plasterboard lined and plaster skimmed to give a good finish. The house wall that is now contained is usually also lined and plastered to provide a matching room like feel and finish.
Our skilled installers will be on hand to take delivery of your building from the joinery, they will then start to carefully erect your building. All the framework will have been fully factory spray painted at the Joinery prior to being delivered, our installers will seal and touch up the paintwork as necessary to leave a good finish.
We will complete any electrical work required using our fully qualified electrician during the build process. The electrical work is achieved on a first and second fix basis and we organise this as part of our management of your project.
Any plumbing work required or requested can also be incorporated into the flow of the project.
We will arrange and co-ordinate your project for you. You are welcome to contact us at any time if you have questions or require information. We will keep you informed as to when various stages are due to happen or when deliveries are expected.
Many conservatories and orangeries are able to be built under the Permitted Development rules. However, if your conservatory or orangery requires a Local Authority Planning Application to be submitted, we will make this on your behalf. Our surveyor will normally carry out a survey of your property and will submit the application for you. The application usually takes about eight weeks to be determined once it has been registered by the local authority. We will keep track of the application as it progresses and keep you informed. Manufacturing of your building will not commence at the joinery until Planning Permission (if required) has been granted, it will though be booked ahead to save some time. The basework will also be provisionally booked ahead to start shortly after permission has been granted.
If your conservatory or orangery is to be built onto a listed building it will require listed building consent. Our timber buildings can be traditional in design and appearance and are particularly suitable as an extension to a listed building. If you require Listed Building Consent, we will make this application for you as part of the planning application process. It is now quite a usual requirement to have an ecological survey and study carried out as part of a listed building application. We will arrange for a specialist surveyor to carry out an ecological survey and prepare a study report (PRA & PAR) to accompany the application.
You may also require Building Regulations Approval, particularly if you are creating an opening through into your property. Our buildings exceed Building Standards and if required we will obtain Building Regulations approval for you. A certificate of compliance will be issued after all aspects of the build process have been completed.
Certain aspects of your conservatory or orangery and any associated building work may require structural calculations. If this is the case, a qualified structural engineer will make these calculations. The calculations as necessary will be submitted as part of any Building Regulations Approval.
If your project involves creating an opening into your property from your conservatory or orangery, you will need heat loss calculations. We will arrange for these calculations to be professionally calculated. These will also be submitted as part of the Building Regulations Approval.
